Each applicant must pass a nonrefundable background check that verifies the following:
- Applicants must be honest and transparent in all answers to the qualification questions we ask.
- Clear documentation verifying that combined take-home income is at least 3x the monthly rent. Employment history with employer contact information is required for all applicants. No exceptions.
- No past evictions ever for any occupant. Applicants must provide rental history including landlord contact information.
- Applicants must demonstrate a history of prompt and reliable payment of bills. Any past due payments, unpaid items in collections, repossessions, or charge-offs are prohibited. Medical bills are exempt.
- All occupants must have no criminal history of violence, theft, or any crime that endangers other people. Consideration of applicants with criminal convictions is at our discretion.
- Home occupancy must be no greater than two people per bedroom.
- No bankruptcy within the last 5 years.
- Valid state-issued identification must be provided. A driver's license is acceptable.
